All 33 London boroughs, worked from a base in Manor Park, E12. No travel surcharge anywhere inside Greater London — outside Greater London an additional travel charge may apply. Same-day or next-day slots are usually available — see same-day and next-day EPCs. If you are searching for an assessor near you, the honest answer is that “near me” across London is normally the same week and often the same day.

Where I am based: Manor Park, Little Ilford and part of Aldersbrook. Late-Victorian terraces, flat conversions and Newham’s licence.

East London
Home ground. I am based in Manor Park, E12, so east London addresses are the ones I can most often reach at short notice — frequently the same day. That includes the rest of Newham, Ilford, the next town east, and further out Romford, Walthamstow and Dagenham, which have their own pages too.
North London
A straightforward run up the A406 or the Lea Valley. Victorian conversions dominate here, and they need a careful eye on loft insulation depth and what is actually behind the walls.
South London
Everything below the river, from riverside flats to large suburban houses further out. Worth booking a day or two ahead for the outer boroughs.
West London
Regularly covered, including the larger period properties where floor area and heating systems take longer to record properly.
Central London
Mansion blocks, purpose-built flats and listed buildings. Access arrangements matter more here than anywhere else, so tell me about concierge or key collection when you book.

What London-wide means in practice
One assessor, not a network
Every visit is done by me, Azhhaan. You are not being passed to whichever subcontractor happens to be free, which is why the person who quotes you is the person who turns up.
Booked around access
Tenanted properties, key collection from an agent, a concierge who needs notice — tell me the arrangements at the booking stage and the appointment gets built around them rather than around my diary.
Batched for portfolios
If you have several of your own properties in the same area, they can be grouped into one visit rather than booked separately — cheaper for you and quicker for both of us. Letting agents use this heavily.
