EPCs and floor plans in every London borough

All 33 London boroughs, worked from a base in E12. No travel surcharge anywhere inside Greater London — outside Greater London an additional travel charge may apply. Same-day or next-day slots are usually available. If you are searching for an assessor near you, the honest answer is that “near me” across London is normally the same week and often the same day.

East London

Home ground. I am based in E12, so east London addresses are the ones I can most often reach at short notice — frequently the same day.

  • Barking & Dagenham
  • Hackney
  • Havering
  • Newham
  • Redbridge
  • Tower Hamlets
  • Waltham Forest

North London

A straightforward run up the A406 or the Lea Valley. Victorian conversions dominate here, and they need a careful eye on loft insulation depth and what is actually behind the walls.

  • Barnet
  • Camden
  • Enfield
  • Haringey
  • Islington

South London

Everything below the river, from riverside flats to large suburban houses further out. Worth booking a day or two ahead for the outer boroughs.

  • Bexley
  • Bromley
  • Croydon
  • Greenwich
  • Lambeth
  • Lewisham
  • Merton
  • Southwark
  • Sutton
  • Wandsworth

West London

Regularly covered, including the larger period properties where floor area and heating systems take longer to record properly.

  • Brent
  • Ealing
  • Hammersmith & Fulham
  • Harrow
  • Hillingdon
  • Hounslow
  • Kensington & Chelsea
  • Kingston upon Thames
  • Richmond upon Thames

Central London

Mansion blocks, purpose-built flats and listed buildings. Access arrangements matter more here than anywhere else, so tell me about concierge or key collection when you book.

  • City of London
  • Westminster

Not sure whether your postcode is covered? Send the address and I will confirm by return. For an address just outside the boundary I will tell you straight whether it is worth the trip and what it would cost.

How coverage actually works

What London-wide means in practice

One assessor, not a network

Every visit is done by me, Azhhaan. You are not being passed to whichever subcontractor happens to be free, which is why the person who quotes you is the person who turns up.

Booked around access

Tenanted properties, key collection from an agent, a concierge who needs notice — tell me at the booking stage and the appointment gets arranged around it rather than around my diary.

Batched for portfolios

Several properties in the same postcode get grouped into one run, which is cheaper for you and quicker for everyone. Letting agents use this heavily.
