The Ilford postcode runs from IG1 to IG6 and takes in far more than the town centre: Cranbrook and Loxford in IG1, Gants Hill and Newbury Park in IG2, Seven Kings and Goodmayes in IG3, Redbridge in IG4, Clayhall in IG5, and Barkingside, Fairlop and Hainault in IG6. The town itself is in the London Borough of Redbridge, and I cover every part of it.
Why a local assessor helps
The price is the same wherever you are in London. There is no travel surcharge anywhere inside Greater London, so being next door does not make the job cheaper. What it changes is how quickly I can get to you.
East London addresses are the ones I can most often reach at short notice — frequently the same day — and Ilford is the next town along. That matters when a tenant can only do an evening, or when a buyer’s solicitor is waiting on the certificate. Evening and weekend slots cost nothing extra.
What the assessment looks at in an Ilford home
Ilford’s housing is more mixed than its terraced streets suggest. In the 2011 census, depending on the ward, between about a fifth and a half of homes were terraced houses, up to half were semi-detached, and in some wards half were flats. The assessment works the same way on all of them, but what matters most is different.
Older terraces
Parts of Ilford grew quickly once the railway arrived — Seven Kings, for one, was developed rapidly in the nineteenth century after the Great Eastern line was built. Houses of that age were usually built with solid walls, and unless there is visible or documented evidence of insulation, the assessment has to treat the wall as it was built. On an older terrace that is often the single biggest thing holding the rating down.
Newer houses and cavity walls
Houses built from the 1930s onwards are more likely to have cavity walls, and whether the cavity has been filled makes a real difference. If it cannot be seen or evidenced, a filled cavity counts as unfilled — so if cavity wall insulation has ever been installed, find the guarantee or the paperwork before the visit. A semi-detached house also has more outside wall than a mid-terrace, which is part of why two houses of the same age can land in different bands.
Flats, from conversions to towers
Ilford’s flats range from conversions of older houses to newer blocks around the town centre, including the two Pioneer Point towers. For a flat, where it sits in the building matters as much as how it was built: a top-floor flat loses heat through the roof, a ground-floor flat through the floor, and one in the middle has neither.
Extensions and loft rooms
An extension or a room in the roof is recorded separately, with its own age and construction. If you know when the work was done, or have the building control certificate, have it to hand.
Renting in Ilford: licensing and EPCs
Redbridge Council runs selective licensing across much of Ilford. Scheme 3 covers the Valentines and Ilford Town wards; Scheme 4 covers fifteen more, including Cranbrook, Loxford, Clementswood, Seven Kings, Goodmayes, Newbury, Aldborough, Barkingside, Fairlop and Hainault. In those wards, privately rented homes let to one or two people, or to a single household, need a licence, with some exemptions.
The application needs an EPC, and the council says it will only approve licences for properties rated A to E — the same line as the national minimum for rented homes. If a property is close to the E/F boundary, the landlord guide covers the paperwork that stops it scoring lower than it should.
