The person doing your assessment
AzRated is me — Azhhaan Rabbani, but call me Az. I am an Elmhurst-accredited domestic energy assessor working across London from a base in E12. Not a call centre, not a lead-generation site that sells your enquiry on. The person who quotes you is the person who turns up.
How I work
Three things I try to get right, because they are the three things people tell me go wrong elsewhere.
Get a quote from me directlyYou get a price before you commit
Every job is quoted in writing, up front, so you know the cost before you book. Tell me about any extensions or loft conversions when you enquire and the quote will account for them. Payment is taken after the visit.
One visit, not two
If you need an EPC and a floor plan, both are done in the same appointment. That is the whole reason the bundle exists — it is one trip for me and one morning of your life rather than two.
Straight answers, not a sales pitch
Ask me what you actually need for your property and you will get a direct answer rather than an upsell. If a floor plan would not help your listing, I will say so.
Studios through to houses over 800 m²
The properties I assess run from small studio flats up to large houses of more than 800 m², so a big or unusual job is familiar ground rather than a first. If yours is on the larger side, or awkwardly laid out, it is worth saying so when you enquire — it changes how long to allow, not whether I can do it.

Checkable, not just claimed
Every one of these can be verified without taking my word for it.
Elmhurst Energy accredited
Accreditation number EES/036245. Domestic energy assessors must belong to an approved scheme, and the register is public — look me up before you book.
Lodged on the Gov.uk register
Every certificate I produce goes onto the national EPC register, where anyone including your buyer, tenant or solicitor can find it.
Insured and DBS checked
Public liability insurance in place, and DBS checked — which matters when you are asking someone to let a stranger into a tenanted home.
