Renting in Dagenham: every landlord needs a licence
Barking and Dagenham Council brought in a new selective licensing scheme on 6 April 2025, and the council says all landlords in the borough must obtain a licence to rent out their properties, with some exemptions. Smaller houses in multiple occupation, with three or four people, have needed an additional licence since 9 January 2025.
A selective licence costs £950, paid as £650 with the application and £300 later. The application asks for an EPC, along with an electrical installation condition report and, where there is gas, a gas safety certificate. What the assessment looks at in a Dagenham home
Becontree’s cottage-estate houses
Much of Dagenham is the Becontree estate, built by the London County Council between 1921 and 1935: around 26,000 homes with their own gardens, and at the time the largest public housing estate in the world. The original houses were known for draughty sash windows and poor insulation, and a century on most have been changed: new windows, new boilers, insulation, extensions. Each of those can lift a rating, but only if it can be seen or evidenced on the day, so find the paperwork before the visit.
Walls from that era
