How fast it can actually be
Getting an EPC quickly comes down to two separate clocks: how soon someone can visit, and how soon the certificate is lodged afterwards.
- The visit. Same-day and next-day slots are regularly available, evenings and weekends included. The survey itself takes 30 to 45 minutes when every room, the boiler and the loft hatch can be reached.
- The certificate. As standard it is lodged on the national register within 72 hours of the visit and emailed to you as a PDF the moment it is on there.
- Faster lodgement. If you need it sooner, I can lodge it within 24 hours of the visit for £15 more, or on the day of the visit for £25 more, charged once per booking even with a floor plan. The written quote includes it, so there are no surprises.
Nothing about the assessment is skipped to make it quicker. A same-day EPC is the same survey and the same certificate; it is the waiting either side of it that gets shorter.
When people need one in a hurry
The house is about to go on the market
The EPC has to be ordered before a home is marketed, and the regulations expect the certificate within seven days of the listing going live. In practice it is simpler to have it first, because the advert is meant to show the rating. The sellers’ guide sets out the timing rules in full.
A tenant is moving in
A landlord has to give a new tenant a valid EPC, and a rented home must meet the band E minimum. A licence application is due
Several East London councils ask for a current EPC with a landlord licence application — Newham also asks for every room size in square metres, and a measured floor plan records every room’s dimensions in the same visit.
What makes it quicker on the day
The commonest cause of delay is not the assessor’s diary but a second visit because something could not be reached. Before I arrive:
- make sure every room, the boiler and any hot water cylinder can be reached;
- clear the way to the loft hatch, so the insulation depth can be checked;
- have any paperwork to hand — insulation, a new boiler, replacement windows, an extension or a loft conversion;
- if the home is tenanted, let me arrange the time with the tenant directly.
