Q: What is an Improvement Plan?

An extra you can add to an EPC for +£30: a written plan for your home, saying why it scores what it does, which improvements would raise the rating and where to start. It comes from the same visit and is sent within 72 hours. Every EPC already lists the standard recommendations; the plan is for when you want them put in order for your home — how to improve your EPC rating covers the usual order.

All three are “from” prices, for the smallest homes. Every job is quoted in writing before booking, so the number you are given is the number you pay. There is no travel surcharge anywhere inside Greater London. Properties outside Greater London may carry an additional travel charge, which is included in the quote before you book.

What moves the price

Why a quote might differ from the guide price

Two things, and only two. Neither of them is a surprise added afterwards.

Property size

A studio takes less time to survey and fewer measurements to record than a five-bedroom house, which is why the guide prices step up with floor area. An extension or a loft conversion adds floor area too, so the exact figure is confirmed once I know the property.

Travel

There is no travel surcharge inside Greater London. Outside Greater London an additional travel charge may apply — I will tell you what it would be, and whether the trip is worth it, before you decide.

Volume, in your favour

If you have several of your own properties in the same area, they can be grouped into a single visit rather than booked one at a time — volume rates start from five properties a month, on one consolidated invoice showing a per-property breakdown. If you manage properties for a living, ask — the list price is not what you will pay.

Questions about paying

When do I pay?

Payment is taken after the visit, by card or cash, whichever suits you.

What if I don’t know the floor area?

Pick “Not sure” and send the address. If the home has had an EPC before, the floor area is printed on it, and anyone can look it up free on the government’s register. Either way, I will check it for you before quoting.

Is the quote fixed?

The price can vary depending on the property itself. Extensions, loft conversions and other alterations add floor area and rooms to survey, so a property that has been extended will not always match the guide price for its size. Tell me about any work that has been done and the quote will reflect it.

Do you charge VAT on top?

No. The price you are quoted is the price you pay, with nothing added for VAT. If anything about your job changes the price, you will be told at the quoting stage rather than on the invoice.

Does a faster certificate cost more?

Only if you want it faster. The certificate is lodged within 72 hours of the visit as standard. Same-day lodgement, on the day of the visit, is +⁠£10, a next-day visit, with the certificate lodged that same day, is +⁠£20, and a same-day visit, booked before 3pm and lodged that day, is +⁠£25. Each is charged once per booking, even with a floor plan — see same-day and next-day EPCs.

Can I have the Improvement Plan without an EPC?

Yes. It is the same survey and the same written plan, with nothing lodged on the register, from £89 by the size of the home. It is not an EPC, so it cannot be used to sell or let a home, or to show that a rented home meets the minimum energy efficiency standard. If you then want the EPC, I can lodge it from the same survey for £35, as long as nothing about the home has changed and the survey can still be lodged under the scheme’s rules, so ask me first. If work has been done since, it needs a new visit, priced as a new EPC.

I need an EPC for a landlord licence. Is it the same price?

Yes, the same prices apply. Some East London councils ask for more than the EPC: Newham’s application also asks for every room size in square metres, and the measured floor plan in the EPC + floor plan package records every room’s dimensions in the same visit. The local rules are on the pages for Newham, Ilford, Walthamstow, Dagenham and Romford.
