Three packages, all quoted in writing before anything is booked. The prices below are starting prices for a standard London property; what moves them is size and travel, and I will tell you the exact figure before you commit to anything.
Domestic EPC

EPC + floor plan
from £99
Everything a listing needs, from one visit.
- Everything in the domestic EPC package
- Laser-measured 2D floor plan drawn to Rightmove and Zoopla spec
- Total floor area, room dimensions, compass point and floor labels
- Supplied as JPG and PDF, with optional agency branding
- One appointment, one visit, one invoice
- No travel surcharge inside Greater London (outside may carry one)
Floor plan only

A measured plan for your property, on its own without an EPC.
- Laser-measured throughout, not paced or estimated
- Drawn to portal specification
- JPG and PDF, agency branding on request
- Usually back with you the next working day
- No travel surcharge inside Greater London (outside may carry one)
All three are “from” prices. Every job is quoted in writing before booking, so the number you are given is the number you pay. There is no travel surcharge anywhere inside Greater London. Properties outside Greater London may carry an additional travel charge, which is included in the quote before you book.

Why a quote might come back above the starting price
Two things, and only two. Neither of them is a surprise added afterwards.
Property size
A studio takes less time to survey and fewer measurements to record than a five-bedroom house. Size is the main driver, and the jump is gradual rather than banded — a two-bed flat is not charged as though it were a house.
Travel
There is no travel surcharge inside Greater London. Outside Greater London an additional travel charge may apply — I will tell you what it would be, and whether the trip is worth it, before you decide.
Volume, in your favour
Portfolios are batched by postcode, with volume rates from five properties a month and one consolidated invoice showing a per-property breakdown. If you manage properties for a living, ask — the list price is not what you will pay.

When do I pay?
Payment is taken after the visit.
Is the quote fixed?
The price can vary depending on the property itself. Extensions, loft conversions and other alterations add floor area and rooms to survey, so a property that has been extended will not always match the starting price for its type. Tell me about any work that has been done and the quote will reflect it.
Do you charge VAT on top?
The price you are quoted is the price you pay. If anything about your job changes that, you will be told at the quoting stage rather than on the invoice.
