What every plan includes
Measured on site
Every room is measured with a laser while I am at the property. Nothing is paced out or estimated, and the plan is drawn from those measurements.
Room sizes and total area
Room names and dimensions, the total floor area, floor labels on homes over more than one level, and a compass point to show which way it faces.
Ready for the portals
Drawn to Rightmove and Zoopla specification and supplied as a JPG and a PDF, so it can go straight onto a listing or into printed particulars.
Your branding if you want it
Estate and letting agents can have their own branding on the plan, so it sits naturally alongside the rest of the particulars.

Three steps to a finished plan
Send the address
Tell me the address, the property type and whether you need an EPC too. You get a fixed price and the next free slot back, usually within the hour.
One visit
I measure every room with a laser. If the property is tenanted, give your tenant a heads up and tell me the arrangements — evening and weekend slots cost nothing extra.
Plan delivered
The floor plan arrives as a JPG and a PDF, usually the next working day. If you booked an EPC too, it is lodged on the Gov.uk register within 72 hours.

Floor plan questions
How much does a floor plan cost in London?
From £75 for a floor plan on its own, or from £99 for an EPC and floor plan together in one visit. The price depends mainly on the size of the property, there is no travel surcharge anywhere inside Greater London, and you get the figure in writing before you book.
Do I need a floor plan to sell or let my home?
No. An EPC is a legal requirement when you market a property; a floor plan is not. It helps buyers and tenants understand the layout and compare room sizes before they book a viewing. If a plan would not help your listing, I will say so.
How quickly will I get the plan?
Usually the next working day after the visit, as a JPG and a PDF. If an EPC is booked at the same time, the certificate is lodged on the Gov.uk register within 72 hours.
How is the property measured?
With a laser, room by room, while I am at the property. Nothing is paced out or estimated.
Can you add our agency’s branding?
Yes. Plans can carry your agency’s branding on request, and are supplied as JPG and PDF to Rightmove and Zoopla specification.
Which areas do you cover?
Every London borough, from a base in Manor Park, E12. Outside Greater London a travel charge may apply, and it is included in the quote before you book. See every area I cover.
Does someone need to be there?
Someone needs to let me in and give access to every room. That can be you, a tenant, or an agent with keys — whatever suits.
