I lodge your EPC on the government register within 72 hours of the visit and email it to you as a PDF. If a listing is waiting on it, same-day lodgement is +£10, a next-day visit with it lodged that day is +£20, or a same-day visit booked before 3pm is +£25. Floor plans come as a JPG and a PDF.

Before the visit
The visit stays at 30 to 45 minutes when I can reach:
- every room, including the loft hatch
- the boiler, cylinder and heating controls
- every window and external door
- every radiator, even behind furniture
- the light fittings
- the meters, and the cupboard key if they’re communal

When is an EPC legally required?
Whenever a home is marketed for sale or rent in England and Wales, and at the start of a new tenancy. It has to be commissioned before marketing begins.
What rating do landlords need?
Under the Minimum Energy Efficiency Standards, most rented homes must reach band E or above unless a valid exemption is registered. More in the landlord guide.
How long does the visit take?
Usually 30 to 45 minutes for a flat or a standard house. I need to get into every room, the loft hatch and the boiler.
Does anyone need to be there?
Someone needs to let me in and give me access to the whole home. That can be you, a tenant, or an agent with keys, whatever suits.
How quickly do I get the certificate?
Lodged on the government register within 72 hours as standard, and emailed to you as a PDF the moment it’s on there. Need it sooner? Same-day lodgement is +£10, a next-day visit with it lodged that day is +£20, and a same-day visit booked before 3pm is +£25, charged once per booking.
How long is an EPC valid?
Ten years from the date it’s lodged, and it stays with the property rather than with you. Check when yours runs out.
Can I get a same-day EPC in London?
Often, yes. Same-day and next-day slots are regularly available across London. A same-day visit, booked before 3pm and lodged that day, adds £25; a next-day visit with it lodged that same day adds £20; and having the certificate lodged on the day of the visit adds £10.
