What to have ready
The survey takes 30–45 minutes when everything below is reachable. If something isn't accessible on the day it usually means a second visit, so it's worth a quick check beforehand.
All rooms
Including the loft hatch, any outbuildings and locked or storage rooms.
Heating systems
Boiler, cylinder and controls — plus the manual or model number if you have it.
All windows
Every window and external door, so glazing type and age can be recorded.
All radiators
Clear enough access to see each one, including behind furniture or curtains.
All lights
Fittings need to be visible so low-energy versus halogen can be counted.
Electricity meters
Including the meter cupboard key if it's a communal or external box.

EPC basics
What is an EPC
An Energy Performance Certificate rates a property's energy efficiency from A (most efficient) to G, alongside a list of improvements that could lift the score. It's produced by an accredited assessor and stays valid for ten years.

Whenever a property is marketed for sale or rent in England and Wales, and at the start of a new tenancy. It must be commissioned before marketing begins.
What rating do landlords need?
Under the Minimum Energy Efficiency Standards, most rented homes must reach band E or above unless a valid exemption is registered.
How long does the visit take?
Typically 30–45 minutes for a flat or standard house. The assessor needs access to all rooms, the loft hatch and the boiler.
How long is it valid?
Ten years from the date of lodgement. You can reuse an existing valid certificate — we'll check the register for you before you pay.
