A new instruction needs its EPC ordered before it goes live, and it looks thin without a floor plan. I do both in the same appointment, and I am the one who answers your call, visits the property and sends the files, so there is no booking team in the middle.
What you get from one visit
- The EPC, lodged on the government register within 72 hours and emailed as a PDF as soon as it is on there.
- A floor plan ready for Rightmove and Zoopla, laser-measured rather than paced, with the total floor area, every room’s size in metres and feet, a compass point and floor labels.
- Files you can use straight away: the plan as a JPG and a PDF, usually the next working day, with your agency’s branding on request.
Fitting your timescale
The EPC has to be ordered before a property is marketed, and the regulations expect it within seven days of marketing starting, with a further 21 days only if that proves impossible. In practice the listing should have the rating from day one. Same-day and next-day visits are regularly available, and when it really cannot wait:

Access, handled
Give me the vendor’s or tenant’s details and I will agree a time with them and confirm it to you, or I can collect keys from your office. Evenings and weekends cost the same as weekdays, which helps when the occupier works. For a tenanted home the tenant only needs a heads up; for a vacant one, keys are enough.
Volume rates
From five properties a month there are volume rates, on one invoice with a line for each property, so accounts can match each fee to its instruction. Pick Several properties on the quote form with a rough number and, if you have one, a list of addresses, and I will quote for the batch.
Checking who you are sending
I am accredited with Elmhurst Energy (EES/036245) and Quidos (QUID202194), and both show on the government’s register of assessors. I am DBS checked and carry public liability insurance. There is no travel charge anywhere inside Greater London.
