Booking terms

The terms every EPC and floor plan booking is made on, in plain English. Nothing here takes away your legal rights.

Who you are dealing with

AzRated is the trading name of Azhhaan Rabbani (Az), a sole trader based in Manor Park, London E12. I am a Domestic Energy Assessor accredited by Elmhurst Energy, accreditation number EES/036245, and I do every visit myself.

Prices

  • The prices on this site are guide prices by the size of the home. I confirm the exact price in writing before anything is booked, and that is the price you pay.
  • It is the full price: there is no VAT on top, and no travel charge anywhere in Greater London. Outside Greater London, any travel cost is included in the written quote.
  • Two extras for speed, only if you choose them: next-day lodgement, within 24 hours of the visit, +⁠£15; and same-day lodgement, on the day of the visit, +⁠£25. Either one is charged once per booking, even with a floor plan.
  • One more extra for an EPC, also only if you choose it: an Improvement Plan, +⁠£35 for each home. It is a written plan saying why the home scores what it does, which improvements would raise the rating and where to start.

Booking

A booking is made when you accept my written quote, by message, email or phone. I then confirm the date and time in writing. Nothing is booked until you say yes.

The visit

An EPC visit takes 30 to 45 minutes. I need to reach every room including the loft hatch, the boiler, cylinder and heating controls, every window and external door, the radiators, the light fittings and the meters. If the home is tenanted, please let your tenant know, or ask me to arrange the time with them. If you need to move the visit, tell me as early as you can.

What you receive

  • Your EPC is lodged on the government’s EPC register within 72 hours of the visit, or sooner if you chose next-day or same-day lodgement, and emailed to you as a PDF.
  • An EPC records the home as I find it on the day, assessed by the government’s method, so I cannot promise a particular rating.
  • If you added an Improvement Plan, it is emailed to you within 72 hours of the visit. It is guidance, not a quote for building work, and it cannot promise a rating either: the rating after any work is whatever a new assessment finds.
  • Floor plans come as a JPG and a PDF, usually the next working day after the visit. They are laser-measured; the measurements are approximate and for guidance only, as printed on every plan.

Payment

Payment is taken after the visit, by card or cash, whichever suits you.

Your right to cancel

  • Because you book at a distance (online, by phone or by message), you have the legal right to cancel within 14 days of accepting my quote, without giving a reason.
  • To cancel, tell me by message, email or phone. You can use the form at the bottom of this page, but you do not have to.
  • If you want the visit within those 14 days, I will ask you to confirm that in writing. If you then cancel after the visit but before the work is finished, you pay only for the part already done. Once your EPC is lodged and any floor plan sent, the work is complete and the right to cancel ends.
  • If you cancel and have already paid, I refund you within 14 days, less anything due for work already done, the same way you paid.

If something is not right

  • Tell me first, and I will put it right where I can.
  • If you think your EPC is wrong, you can also complain to my accreditation scheme, Elmhurst Energy, whose details are printed on every certificate. The guide what to do if your EPC is wrong explains how.
  • If we cannot settle a complaint between us, I will confirm that in writing and give you the details of an approved alternative dispute resolution provider.

Your legal rights

Under the Consumer Rights Act 2015 the work must be done with reasonable care and skill. Nothing in these terms limits my liability for death or personal injury caused by negligence, for fraud, or for anything else the law does not allow me to limit. I am not responsible for losses that could not be foreseen when you booked, or for delays caused by things outside my control, such as the EPC register being unavailable.

The law

These terms are under the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.

Cancellation form

Only fill in and send this if you want to cancel. A message or an email saying the same thing is just as good.
