How long an EPC lasts
An EPC is valid for ten years, and the exact date it runs out is printed on the certificate as “valid until”. It stays with the property, not the owner, so a certificate from a previous sale still counts if it is inside those ten years. A newer certificate for the same property replaces the older one.
The rules in short
- Selling: a valid EPC has to be ordered before the property goes on the market, and buyers must be able to see it free of charge. The rules for sellers.
- Letting to a new tenant: the same, and the new tenant must be given a copy. Most rented homes must be rated E or above. The rules for landlords.
- A tenant already living there: you do not have to renew an EPC that runs out while the same tenancy continues. EPC expired during a tenancy.
